If you've been watching the Westside market and noticed things picking up over the last few weeks, you're not imagining it. Once school schedules settled in September, showings and escrows across Santa Monica, Pacific Palisades, Brentwood, West LA, Mar Vista, Venice, and Culver City picked up noticeably. Well-priced listings are drawing multiple offers again, and some are closing well above asking.
We just closed one ourselves in Santa Monica's College Streets neighborhood: listed at $3,195,000, it went into multiple offers within a week and closed at $3,925,000, $730,000 over ask, with escrow wrapped up in two weeks. That's not the outcome for every listing, but it's a clear sign of where buyer demand is right now for the right home in the right location.
A few things are converging at once:
Inventory is still tight. Fewer sellers listed over the summer, so buyers who've been waiting are now competing for a smaller pool of homes that hit the market this fall.
Buyers who paused are back. Some buyers held off during the slower summer months and are now moving with more urgency, especially those who need to close before year-end for tax or relocation reasons.
Pricing discipline is paying off. Homes priced accurately for their condition and location are moving fast and drawing competition. Overpriced listings are still sitting; the gap between the two outcomes has gotten wider, not smaller.
Multiple-offer situations change how you need to approach an offer:
Get fully underwritten (not just pre-qualified) before you're writing offers. Sellers and their agents can tell the difference, and it matters when there are three or four offers on the table.
Have a plan for an appraisal gap before you need one. Waiting until you're in a bidding situation to figure out how much you can cover is too late.
Move fast on showings. Homes that are priced right in this environment aren't lasting the standard 7-10 days on market.
This is a good window, but it still rewards a disciplined approach:
Price at or slightly under market to create competition, rather than pricing at the ceiling and hoping. The homes generating the most offers right now are the ones priced to invite them.
Have your disclosures and inspection reports ready before you list. Buyers move faster on homes where the paperwork isn't a bottleneck.
Don't assume this pace holds through the holidays. If your home is ready now, this is the stronger window to be active rather than waiting until January.
Is this happening across all Westside neighborhoods, or just certain ones? It's broadest in Santa Monica and Mar Vista right now, with Brentwood and Palisades close behind for well-located, move-in-ready homes. Venice and Culver City are more selective — pricing and condition matter more there before a home draws real competition.
Should I wait until spring to list if I'm not ready now? Not necessarily. Fall inventory is thinner, which can work in a seller's favor. Spring brings more competition from other sellers, not just more buyers.
How many offers is "multiple" right now? It varies by price point and condition, but well-priced homes are seeing anywhere from 3 to over a dozen offers in the first one to two weeks. Our recent College Streets closing is a good example: a week on market, multiple offers, and a final price nearly 23% over asking.
